Land
Plot and Villa Design Selection
Plumeria Place Residence comprises 54 tropical garden plots
and 3 beachfront plots.
Upon selecting a land plot, the clients can choose one of
the three different villa
designs that suits their requirements the best.
The pricing formula is very simple; it is a combination
of the prices of the selected
land plot and the selected villa design. The villa prices
include a private swimming
pool. The villa design can be modified to fit the individual
client’s requirements.
Service
and Maintenance
This is based on plot size; the plot owner will have an
obligation to pay an annual
Maintenance and Service Fee, starting from the delivery
of the completed House.
The Maintenance and Service Fees include, but are not limited
to, the costs of
operating, maintaining and repairing the common facilities,
utility systems, communal
areas and all gardens within the project, 24-hour security
guard, swimming pool
services, once a week basic villa cleaning and garbage disposal.
Villa
Rental Management
Should you wish to have your villa rented out, there is
a huge demand for quality villa
accommodation in Koh Samui. Several outsourced management
teams together with
rental agencies will manage the entire rental process. Reasonably
estimated, the net
rental return should be in excess of 8% per annum.
Developer
Finance is Available
The Developer is able to offer their clients the following
financial terms:
The first 50% of the total price is paid within the first
year during the construction. It
will be divided into 4 payments: 25% on exchange of sales
and purchase contracts,
10% on completion of villa foundations, 10% on completion
of the roof structure and
the last 5% on completion of the villa.
The remaining 50% of the total price is to be repaid over
3 years after the villa
completion in quarterly payments. The interest of 8% per
annum will be applied on
the balance.
